I would walk down the F - where you have a C, try F/E xx2X11 into the Dm

Also, as he exits the verses, there is a Bb before the F on the 1st line of each chorus

it is the key of "C" but he plays capo 3 key of "A" so the verses go A, E, A, D, Bm A, E, A and the chorus is D,E, A, G, D, A, E, A.
