Here is how I play this song. To me this way sounds good when I play it and my wife sings the vocals.
It seems to work well for me.

Capo 1st Fret

Intro - Am C G5 Am C G5

Verse 1

Am C G5 G
She's never pulled anybody from a burning building

Am C G5 G Fsus2
She's never rocked Central Park to a Half a million fans screaming out her name

            C/F
She's never hit a shot to win the game

Am C G5 G
She's never left her footprints on the moon

Am C G5 G Fsus2
She's never made a solo hot air balloon ride around the world

C G Am
 She's somebody's hero

   C/F C G
A hero to her baby with a skinned up knee

   Am C/F
A little kiss is all she needs

C G Am
 The keeper of the Cheerios

     Am C
The voice that brings Snow White to life

 G Am
Bedtime stories every night

          F C G C/F
And that smile lets her know

                 Am7 C G5

Verse 2 - same as Verse 1

Chorus 2 - same as Chorus 1 except ends with:

                  D
She's somebody's hero

From there it goes into this part:

            F
Thirty years have flown right past

    D F D
Her daughter's staring at all the photographs of her mother

               F
And wishes she could be like that

G Fsus2
 Oh but she already is

Chorus 3

C G Am
 She's somebody's hero

   Fsus2 C G/B
A hero to her mother in the rocking chair

    Am C/F
She runs a brush through her silver hair

C G Am
The envy of the nursing home

C/F C
She drops by every afternoon

 G Am
Feeds her mama with a spoon

         F C G C/F
And that smile lets her know

Her mother's smile lets her know

C/F
   She's somebody's hero

I actually bought the sheet music to this song and you are right on! There were a couple of tiny minor changes, but i can't even tell the difference. Good job!

The middle chorus and verses lyrics are missing the melody is the same pretty much though, here are all of the lyrics:

She's never pulled anyone from a burning building
She's never rocked Central Park to a half a million fans, screaming out her name
She's never hit a shot to win the game
She's never left her footprints on the moon
She's never made a solo hot air balloon ride, around the world,
No, she's just your everyday average girl (but)

She's somebody's hero
A hero to her baby with a skinned up knee
A little kiss is all she needs
The keeper of the cheerios
The voice that brings Snow White to life
Bedtime stories every night
And that smile lets her know
She's somebody's hero

She didn't get a check every week like a nine-to fiver
But she's been a waiter, and a cook and a taxi driver
For twenty years, there at home, until the day her girl was grown
Giving all her love to her was her life's ambition
But now her baby's movin' on, and she'll soon be missin' her
But not today, those are tears of joy runnin' down her face

She's somebody's hero
A hero to her daughter in her wedding dress
She gave her wings to leave the nest
It hurts to let her baby go down the aisle she walks right by
Looks back into her mother's eyes
And that smile lets her know
She's somebody's hero

Thirty years have flown right past
Her daughters' starin' at all the photographs
Of her mother, and she wishes she could be like that
Oh, but she already is

She's somebody's hero
A hero to her mother in a rockin' chair
She runs a brush through her silver hair
The envy of the nursing home
She drops by every afternoon
Feeds her mama with a spoon
And that smile lets her know
Her mother's smile lets her know
She's somebody's hero
