I'm not too sure about the C in the chorus. It fits with the melody, but it's really hard to hear the guitar on this one.

He plays this song in the key of E with a capo on the first fret. The range of chords (not progression) is not to far from "This Side".
For the first three lines try substituting these instead:
pre> C#m(5th) Asus2 E G#7 B5 Bbm7b5 Asus2 /pre>
then repeat for the next three lines.
He really let's the high B and E strings ring free except on the pre> G#7 (4645XX) and Bbm7b5 (X1212X)/pre> chords.
