Because the verse and the chorus are in different keys (verse - D and chorus - G)
It may feel a little awkward at first when you change between verse and chorus.
Play along with the recording a few times while you are learning it and you should
get used to it pretty quick.

A lot of folks play a B on the fourth line of the chorus. I like the CM9/B chord better.
I have diagramed it below and I think it matches what the band does better. Listen to the
recording a couple of time while you are playing and I think you will agree. It also makes
a smoother transition from the C to the Am chord (both harmonically and mechanically.)

Just as a C chord, The E string isn't played. This cord is best played as a power chord by
plucking the A string on the down beat then strum D through B.
If you play the C CM9/B Am sequence right it will be like walking up the neck in a 1 2 1 2 style.
